Building a custom home from the ground up is a different job than a renovation, even a large one. A custom home builder manages the full process: working with (or providing) an architect and structural engineer, pulling permits with the city, demolishing or excavating the existing lot, pouring foundations, framing, and carrying the project through mechanical, electrical, plumbing, insulation, and finishing trades. In Toronto this usually means dealing with older, narrow lots, mature tree protection bylaws, minor variance applications through the Committee of Adjustment, and neighborhoods where setback and height rules can force design changes partway through planning. What to look for before you sign anything
Ask to see a portfolio of homes similar in scale and style to what you want, not just glossy photos but addresses you can drive by. Check whether the builder carries Tarion warranty registration (required for new builds in Ontario) and current WSIB and liability insurance. Get a fixed-price or cost-plus contract in writing with a clear allowance schedule for finishes, and ask directly how they handle delays, change orders, and site cleanup. A builder who resists giving you references or a detailed line-item quote is telling you something.
