What custom home builders do
A custom home builder takes a project from lot and drawings through to a finished, occupancy-ready house. That covers site prep and excavation, footings and foundation, framing, mechanical rough-ins (electrical, plumbing, HVAC), insulation and building envelope work, exterior cladding and roofing, interior finishing, and the final inspections needed to get an occupancy permit. In Markham, this often means working within York Region and City of Markham zoning and building code requirements, coordinating with an architect or designer, and managing subtrades across a build that typically runs anywhere from 8 months to well over a year depending on size and complexity.
This is a different service from a renovation contractor doing a kitchen or basement job. A custom build involves far more upfront planning, permitting, and long-term coordination, and the financial and schedule risk is higher if the builder mismanages the project.
What to look for before you sign
Check that the builder carries proper licensing and insurance (WSIB coverage and liability insurance are non-negotiable), ask for a detailed written contract with a clear allowance schedule, and get references from at least one client whose build finished in the past two years. Ask how they handle change orders and cost overruns, since that's where most disputes start. A builder who won't commit to a written payment schedule tied to completed milestones is a red flag.
